I'm back, and I'm here just to say thanks.

just when you thought I'd gone away for good, I'm back. Honestly, I just want to say thanks. I started this podcast as a form of therapy, really, just so I could try to verbalize all the nonsense that I could see taking place around me. I never really expected anyone to listen to it, but listen you did, and in your thousands. It is because of you all that I decided to have another go at another couple episodes. So really, you only have yourselves to blame. I also want to thank Kari Fernandez. Kari works with us in Twinlight and has taken on the job of helping to produce this podcast despite her having an actual job to do as well. Thanks a lot, Kari, and to all the guests, thank you for taking the time and for trusting me with your secrets.

It is difficult to get guests to appear on the show. People are shy, they don't want to raise their profile and they have many other reasons for not wanting to come on. I understand that I was reluctant to even start the podcast in the first place, but I'm really glad that I did. A lot of people have contacted me who are not in the industry to say that they've learned a lot from hearing from the guests that I've been on. That's of huge benefit to a lot of people and I hope it will be encouraging to prospective guests. So if you think you have something to offer or you know somebody who would be good, please let me know at rick at thebillpodcastcom.

A couple of other things that I need to mention. Firstly, I didn't do a great job last year of sticking to my commitment to mention conflicts. Nobody has noticed, or at least nobody has brought it up, but I have and I want to correct it. So, for full disclosure, in the show notes of this episode there is a breakdown. I've also started a sub stack which, for the uninitiated, is a website for publishing newsletters. I intend to write on it from time to time. There is a link in the show notes. The first piece is live now and it is, as expected, a rant. There's a lot happening in real estate at the moment. House prices continue to rise, Supply continues to be short, Policy is still severely lacking. We have big problems, but we also have a lot of tools as a society. It can be fixed, just not super quickly or very easily. I hope I can continue to contribute something to the debate and, if you'll spare me the time. I'd love for you to keep listening.
